Mainstream banks (HSBC, Barclays, NatWest, Lloyds) handle all customers. They assess contractors through standard self-employed criteria (2 years accounts, averaging, conservative multiples).

Key difference: Specialists offer day rate assessment (£600/day = £138k); mainstream typically offer accounts-based (salary + dividends = £45k–£60k). Same person, radically different borrowing.

Which lender type is faster?

Specialist day rate lenders: 2–3 weeks from application to completion (sometimes 10–14 days).

Mainstream banks: 4–6 weeks typical, sometimes 8+ weeks if busy.

Why? Specialists have streamlined contractor assessment. They don't need 2 years of accounts; they accept current contract + recent bank statements. Mainstream require full documentation and careful review.

If you need to move fast, specialist lenders are the right choice.

Do specialists offer better rates than mainstream?

Not usually. Mainstream banks often have better headline rates (0.25–0.5% lower). But specialists' faster timeline and higher borrowing often make up for the rate difference.

Example: Specialist offers 4.75% at £520k borrowing in 3 weeks. Mainstream offers 4.25% at £320k borrowing in 6 weeks. Over time, the specialist's extra £200k borrowed (even at higher rate) often means you get a better property.

When should I use a specialist day rate lender?

Use specialists if:

  • You want maximum borrowing based on current day rate
  • You need speed (2–3 weeks)
  • You're a newer contractor (less than 2 years accounts)
  • You're between contracts or facing gaps
  • You want day rate assessment (not accounts-based)

When should I use a mainstream bank?

Use mainstream if:

  • You want a better interest rate and can wait 5–6 weeks
  • You have 2+ years of strong accounts and prefer stability
  • You want a familiar brand or existing relationship
  • You're prepared for conservative income assessment
  • You're willing to negotiate with a relationship manager

Can I apply to both simultaneously?

Not recommended. Each application triggers a hard credit check, which slightly damages your credit score temporarily (impact recovers in 3–6 months). Multiple hard checks in short order can signal financial distress.

Better approach: get a DIP (Decision in Principle) from specialist in 1 hour, then decide if you want to pursue mainstream. If mainstream rates look significantly better (0.5%+ lower), apply; otherwise, proceed with specialist.

What if a mainstream bank declines me?

Mainstream decline often doesn't mean specialist decline. Mainstream may reject you for insufficient accounts or conservative assessment. Specialists often approve based on current day rate.

But each application adds a hard credit check. If you're declined by mainstream, wait 2–3 weeks before applying to specialist, or disclose the mainstream decline upfront when applying to specialist.

Are specialist rates really more expensive?

Slightly, yes. Specialists charge 0.25–0.5% above market rates because they accept higher risk (newer contractors, gaps, volatile income). But the higher borrowing often compensates.

On a £500k mortgage over 25 years, 0.25% rate difference = ~£18k extra interest. But if the specialist unlocks an extra £150k borrowing, you're ahead overall.

Can I remortgage from specialist to mainstream later?

Yes, absolutely. This is a common strategy: get specialist day rate mortgage quickly, build 2 years of perfect payment history, then remortgage to mainstream for a better rate.

By year 2, you have 2 years of accounts, proven payment history, and track record. Mainstream will reassess you more favorably, and you can reduce the rate by 0.3–0.75%.

Which lender type is better for my long-term wealth?

Depends on your timeline. If buying NOW, specialist unlocks more borrowing faster, so you get a better property sooner. If you can wait 6 months and build stronger accounts, mainstream's lower rate might save more interest over 25 years.

Rule of thumb: specialist for speed/maximum borrowing now; mainstream for cost savings if you can wait and build accounts strength.
